Are You Still Getting a Fair Deal From Your Bank?

A proactive lending review can help you understand whether your current rate, structure and bank are still working in your favour.

When was the last time you made your bank compete for your business?

Interest rates have moved significantly over the past few years, and the lending market continues to change. But one thing often does not change automatically: the deal your bank is giving you. For many borrowers, the interest rate, fees and lending structure they originally negotiated may no longer be competitive.

1. Don’t assume your existing bank is giving you its best rate

Banks regularly change their pricing for new customers, different loan-to-value ratios and different lending profiles.

Your existing loan does not necessarily move to the most competitive rate available simply because you have been a loyal customer. A lending review can compare your current arrangements against the broader market and, in many cases, we can approach your existing bank first to see whether they are prepared to improve their pricing.

Even a relatively small reduction in your interest rate can become meaningful across a large home, investment or business lending portfolio.

You do not necessarily need to change banks to get a better deal — but sometimes you need to ask.

2. What happens to interest rates from here?

The interest-rate outlook remains uncertain. The Reserve Bank cash rate is currently 4.35%, and inflation remains the key issue influencing its decisions.

Current financial-market pricing indicates that the next move is more likely to be another rate increase rather than a rate cut. The RBA’s next interest-rate decision is due on 29 September 2026, followed by meetings in November and December.

Whether rates move up, down or remain unchanged, borrowers should not necessarily wait for the RBA before reviewing their lending. The rate set by your bank and the structure of your lending can matter just as much as the next 0.25% movement in the cash rate.

3. Review the structure — not just the interest rate

A good lending review should go beyond finding the lowest advertised rate. It should also look at whether your overall debt structure still suits your circumstances.

  • owner-occupied and investment lending

  • fixed versus variable rates

  • offset account structures

  • interest-only versus principal-and-interest repayments

  • business and commercial debt

  • equipment and vehicle finance

  • debt held across multiple banks

  • available equity

  • upcoming property purchases or investments

  • borrowing capacity for future opportunities

As your financial position changes, the way your debt is structured should change with it.

A good time to get ahead

If you haven’t reviewed your lending in the past 12 months, we believe now is a good time to do it. You may be able to negotiate a better rate with your existing bank, refinance to another lender, improve your loan structure or simply confirm that your current arrangements remain competitive.

And if you are considering buying property, renovating, investing, purchasing a business or making a major asset purchase over the next 12 months, reviewing your borrowing position early can give you greater clarity around what is possible.
